The property Management Department
The COA is an entity that solely manages all residential communities and maintains the standards and architectural integrity throughout the project. In general terms, COA is in charge of enforcing community rules and regulations. It is also responsible for the general maintenance and upkeep of common areas and handles the financial matters of the Condominiums. Every owner is required to contribute a monthly fee based on the condominium community’s budget, approved annually at the Condominium Owners Annual Meeting.
The philosophy and principles that we engage in regarding the management of your
property are completely different from the rest of the companies in this area. We
not only focus on generating revenue and profitably managing your property, but we
also care about the maintenance and value of your real property asset.
Experience: We have nearly ten years of experience managing properties
exclusively within Hacienda Pinilla.
Expertise: Highly trained bilingual staff will take care of all your and your
guests’ needs. We know better than anyone else the area, the residential
communities, market conditions, and the local economy. Being the biggest PM

suppliers.
Property Value: We set your unit’s rate based on a competitive analysis within
the marketplace, demand, seasons, and other variables, but we always think
through our minimum rates, and screen guests and tenants, so your property keeps
its

To protect your investment, we have a “no pet” policy for rentals, prohibit
smoking,
and we enforce the maximum occupancy per unit.
Reliability: We work following the best practices. Our personnel have gone
through
a very strict recruitment process and comply with all the legal requirements to
work
in the country. We ensure that all our staff and contractors possess the
corresponding insurance, so you don’t have to assume liabilities.
Professionalism: We handle all the billing and paperwork before the tax
authorities complying with the corresponding legal regulations and in accordance
with the best accounting practices. You will receive comprehensive accounting
statements every month.
Service: We can provide a prompt response to you and your guest’s requests and
be present at your property quickly when needed as we are the only company with
offices inside the project. We have all the resources, technical support, and
equipment right at your hands.
Long -term rental agreement: Owners who wish to make their unit available for long-term lease (month to month or longer) may opt for this program. PM provides all necessary management services, including lease preparation, rent collection, utility payment, unit inspection, inventory control, and accounting.
Non-rental agreement: When a unit is kept under maintenance but not rented; instead, it is only to be used by the owners and their guests. This program is for owners who do not wish to rent their unit, but rather use it for themselves and their non-paying guests; and would like to avail themselves of some general services furnished by PM.
Lot-maintenance agreement: We make sure that the lots have the grass cut in compliance with the rules of the respective residential community. This program is for lot owners only with no built structures on their property. It provides the owner an opportunity to utilize PM’s services and to meet compliance requirements in accordance with their respective Condominium Bylaws.
